Abdullah bin Abbas reported,

The Messenger of Allah ﷺ conquered Khaybar on the condition that the land and all gold and silver would belong to him. The people of Khaybar said, "We know the land better than you do, so let us cultivate it on the basis that half of the produce will be yours and half will be ours."He claimed that the Prophet granted them this arrangement. When the time came for the date palms to ripen, he sent Abdullah bin Rawaha to them, who estimated the yield of the date palms for them. This is what the people of Medina call kharṣ (estimation of crop yield).He said, "In this lot there is such-and-such amount."They said, "You have estimated too much against us, Ibn Rawaha."He replied, "Then I will take charge of estimating the date palms myself, and I will give you half of what I stated."They said, "This is the truth, and by it the heavens and the earth stand. We are content to accept it according to what you have stated."

عن ابن عباس قال

افتتح رسول الله ﷺ خيبر، واشترط أن له الأرض وكل صفراء وبيضاء. قال أهل خيبر: نحن أعلم بالأرض منكم، فأعطناها على أن لكم نصف الثمرة، ولنا نصف. فزعم أنه أعطاهم على ذلك، فلما كان حين يضرم النخل بعث إليهم عبد الله بن رواحة، فحزر عليهم النخل، وهو الذي يسميه أهل المدينة الخرص، فقال: في ذه كذا وكذا. قالوا: أكثرت علينا يا ابن رواحة، فقال: فأنا ألي حزر النخل، وأعطيكم نصف الذي قلت قالوا: هذا الحق، وبه تقوم السماء والأرض، قد رضينا أن نأخذه بالذي قلت.
