Urwa reported,

The Messenger of Allah ﷺ said, "Whoever brings dead land to life, it belongs to him, and no right belongs to an unjust encroachment."The narrator said, The man who related this hadith to me told me that two men brought a dispute before the Messenger of Allah ﷺ. One of them had planted palm trees in the other's land. The Prophet ﷺ ruled that the land belonged to its owner and ordered the owner of the palms to remove his trees from it.He said, I actually saw those palms, and their trunks were being struck with axes, though they were tall, fully grown palms, until they were uprooted from the land.
