The Messenger of Allah ﷺ ruled that whoever grants another person a property as a lifetime gift for him and his descendants, it belongs permanently to the one to whom it was given. He inherits it from the one who granted it, since it falls under the inheritance laws and rights established by Allah.

أن رسول الله ﷺ قضى أنه من أعمر رجلا عمرى له ولعقبه فإنها للذي أعمرها يرثها من صاحبها الذي أعطاها ما وقع من مواريث الله وحقه
